The Process / 01

Clean, repair, then coat. In that order.

A Tucson flat roof lives under some of the harshest sun in the country, and a good elastomeric roof coating is what stands between that sun and your ceiling. Most coating failures we see were not caused by bad material. They were caused by coating rolled over dust, cracks, and ponding water.

So we do it in order. First a pressure scrub down to a clean surface. Then the repairs the inspection turned up. Only then do we lay down two full coats of premium-grade acrylic, in white or tan.

Roof Coating questions we hear a lot.

01Should I choose a white or tan roof coating?

White reflects the most sunlight, which lowers the roof surface temperature and helps your summer cooling bill, so it is the default for most Tucson homes. Tan blends better with desert color schemes and is popular where the roofline is visible from a patio or hillside. Both go down as the same two coat membrane, so the protection is identical.

02Can you coat over an existing roof coating?

Usually, yes. If the old coating is sound, we pressure scrub it, make repairs, and coat over it. Badly peeling roofs, full restorations, and any areas where oil based products still show get primed first as part of restoration work. If the surface is delaminating or holding water, we deal with the damaged areas before any coating goes on. That call gets made during the complimentary inspection.

03Do you coat commercial roofs?

Yes. We apply rubberized and commercial grade systems on low-sloped commercial roofs, and we offer maintenance programs for bigger roofs so the surface stays clean, sound, and coated year after year.

04Is an acrylic roof coating the same as an elastomeric roof coating?

Yes. Elastomeric is the general term for coatings that stretch and recover as a flat roof expands in the afternoon heat and contracts at night. The premium-grade acrylic we apply is an elastomeric coating. We use acrylic because it holds up to Tucson sun, stays bright and reflective, and can be cleaned and recoated years later without stripping the roof.
