The Process / 01

Clean, repair, wrap, then coat. In that order.

A Tucson flat roof lives under some of the harshest sun in the country, and a good roof coating is what stands between that sun and your ceiling. Most coating failures we see were not caused by bad material. They were caused by coating rolled over dust, cracks, and ponding water.

So we do it in order. First a pressure scrub down to a clean surface. Then the repairs the inspection turned up. Seams and penetrations get wrapped with 40 inch polyester set in premium acrylic primer. Only then do we lay down two full coats of elastomeric, in white or tan.

Most residential projects with the full clean, repair, and two coat system run around $7,000, and that price includes the 4 year warranty. Your free inspection turns that into a firm written number before any work begins, and veterans and seniors get a discount on top.

For businesses, we apply rubberized and commercial grade coatings built for foot traffic and equipment, on the same preparation standard. A bright white coating also reflects heat instead of absorbing it, which your summer cooling bill will notice.

01How often does a flat roof need to be recoated in Tucson?

It depends on the system and how much sun the roof takes, but most Tucson flat roofs want attention every five to ten years. A coating that is starting to chalk and thin can usually be recoated. One that has failed outright needs restoration work first. Our free inspection tells you which side of that line your roof is on, and contract clients get a free follow up inspection at the one year mark.

02Should I choose a white or tan roof coating?

White reflects the most sunlight, which lowers the roof surface temperature and helps your summer cooling bill, so it is the default for most Tucson homes. Tan blends better with desert color schemes and is popular where the roofline is visible from a patio or hillside. Both go down as the same two coat membrane, so the protection is identical.

03Can you coat over an existing roof coating?

Usually, yes. If the old coating is sound, we pressure scrub it, make repairs, prime, and coat over it. If it is delaminating or holding water, coating over it would just seal the failure in, so we deal with the damaged areas first. That call gets made during the inspection, not after the material is on the truck.
