How We Fix It / 02

Sealed into the roof, not just caulked over.

The finished skylight gets sealed into the surrounding roof coating so the whole assembly sheds water as one surface. That is the difference between a repair that lasts and a bead of caulk that opens up next summer.

We also install new skylights on flat and low slope roofs. Done right, they bring real daylight into the middle of the house and cut down on daytime lighting, without adding a leak path.

Skylight Repair questions we hear a lot.

01Can you replace just the skylight dome?

Often, yes. If the curb and flashing are still sound, a new dome solves the problem for a fraction of a full replacement. If the flashing has separated or the curb is soft, replacing only the dome just moves the leak, so we tell you that up front.

02How do I know if the leak is the skylight or the roof?

From the ceiling stain, you usually cannot tell. Water travels along framing before it shows up, so a drip under a skylight can start ten feet away. We water test to isolate the actual entry point before anything gets repaired, which is why our skylight fixes stay fixed.

03Will a new skylight make my house hotter?

A modern dome usually does the opposite of what people fear. Old clear acrylic yellows and lets heat pour in. New white and bronze domes diffuse the light, cut the glare, and reduce heat gain while keeping the daylight. Most clients notice the room feels better, not worse.
