Catalina Foothills / 01
High, sunny, and hard on a roof.
Foothills homes sit above the rest of the city, which means a view in every direction and nothing between the roof and the sun from the moment it clears the Rincons. Most of them were built with flat or low-sloped roofs, stucco parapets, and the kind of custom details that make the house: view decks, clerestory windows, multiple roof levels, and skylights that were often the only ones of their size ever made.
That construction rewards maintenance and punishes neglect. An original coating from the 1980s or 1990s has long since chalked away, and even a recoat from a decade ago is likely thin on the south-facing runs and cracked at the seams. The fix is the same one we use everywhere: pressure scrub, honest repairs with photos, then two full coats of premium-grade acrylic in white or a tan that keeps the architectural committee happy.
